About the Board

Reviewing development with the whole community in mind

The Planning Board is appointed by the Town Board and performs the land-use reviews assigned to it by New York law and the Town’s adopted regulations. Its work may include subdivisions, site plans, special uses and environmental review.

The board considers how a proposal relates to access, traffic, drainage, utilities, neighboring properties, community character, natural resources and other applicable standards. Approval is based on the record, submitted plans and governing regulations.

Start with the Zoning and Code Enforcement Office. Staff can help determine whether a proposal needs Planning Board review, ZBA relief, another agency approval or a different Town application.

Common Planning Board reviews

The exact review path depends on the property, zoning district, project design and applicable Town or state requirements.

Subdivisions

Review of proposed parcel divisions, lot layouts, access, utilities, drainage and related subdivision standards.

Site Plans

Evaluation of site layout, circulation, parking, landscaping, lighting, signs, buffering and neighboring impacts.

Special Uses

Review of uses allowed only when specified standards and conditions are satisfied under Town regulations.

Environmental Review

Consideration of potential environmental impacts under the State Environmental Quality Review Act when applicable.

Contact zoning staff with the address, parcel number, proposed use and an initial project description.

Confirm approvals

Determine whether Planning Board, ZBA, building, highway, health or other approvals are required.

Submit a complete package

Provide the application, fee, plans, surveys and supporting materials by the applicable deadline.

Attend the review

Be prepared to explain the proposal and respond to board, consultant and public questions.

Incomplete applications can delay review. Confirm the number and format of plan sets, fees, deadlines and referral requirements before submitting.

Reviews eligible zoning appeals, interpretations and requests for area or use variances. ZBA relief may be required before the Planning Board can complete action on a nonconforming proposal.

Public Meetings

Meeting and hearing information

The Planning Board regularly meets on the first Monday of each month at 7:00 PM at Milford Town Hall, unless another date or location is posted.

Scheduled applications and public hearings may be listed in the agenda, events calendar or public notices. When the regular meeting date falls on a holiday, confirm the revised schedule with the Town.
